Buying a mountain home after Helene: how to check flood history, slopes, and roads
Hurricane Helene changed how careful WNC buyers need to be. Here’s a checklist.
By Anna Powell Real Estate ·

The fix: Ask about storm history in writing, check flood maps, inspect slope and drainage, and confirm recorded road access, all during due diligence.
How do I find out if a WNC home flooded during Helene?
Ask the seller directly in writing, read the NC disclosure statement, check FEMA and NC flood maps, and ask neighbors. Your insurance agent can also look at the property’s claim history.
Use the NC Flood Risk Information System to see mapped flood zones, and remember that some Helene flooding happened outside mapped zones.
Should I worry about slope and landslides?
On steep lots, yes. Have a home inspector, and on steep or disturbed sites a geotechnical or structural engineer, look at drainage, retaining walls, and signs of movement.
The NC Geological Survey publishes landslide information for some mountain counties.
What about road access?
Confirm the road is public or that there’s a recorded private road maintenance agreement, and drive it in bad weather if you can. Some private roads were damaged in the storm and repairs are shared by owners.
Your closing attorney can confirm recorded access and easements.
